Livery rant. Sorry!

Before xmas started looking for a new yard due to current one being too far away. Couldn't find anything suitable but found 2acres to rent. It needed loads of work, ie area clearing, stables putting on, all new fencing all at my expense. It was going to cost me £30 a week to rent the land plus an outlay of £4000 for the work, was going to be on a long term tenancy.

The bloke who owns started out really keen we sorted out money etc and he originally was talking of us paying £50 a week! Which we obviously thought was ridiculous. We've given him all our details for him to pass to solicitors and have been trying to contact him for the past 3 weeks for an update as we want to move horses on asap and he appears to have vanished off the earth! Left messages, been into his shop and left messAges with staff and he hasn't called back. It's been 2 weeks since we gave him all our details for him to sort with his solicitors and he's had no contact since!

Do I just walk away? I really need my horses close and there just seems no yards near me with vacancies. Ahhhhhh it has got me to the stage where I just want to sell up (not really but I'm at wits end with it all, waited 3 months and got absolutely nowhere)

This is really not on, how damn rude and inconsiderate! If he was having cold feet about the arrangement why could he not just tell you? If that was even the reason. People like that annoy me so much. I hope you get it sorted or find someone much nicer to rent land from. Sorry I couldn't suggest any help on how to sort this situation.

Do you know who his solicitors are? If so, contact them asap with the details.

And if you have made that outlay, I should leave him a message saying you WILL be moving your horses on-site on X date and you trust that's all fine by him.

Then do it, with padlocks on the gates telling him he can get a set when he contacts you. And keep a record of everything you've spent. Good luck :)
 
If you haven't paid him anything, nor signed anything, I'm not sure there's masses you can do without running up massive legal bills :S
 
No haven't paid any money, it was going to cost us that much to sort it out once the tenancy was in place. I just feel gutted as had spend so much time sourcing stabling getting quotes etc, luckily hadn't put deposits on anything! But to be honest was Really looking forward to having my own space etc. Plus my little girl was so excited. I think it's more the fact that hes led me on for so long and ive waited patiently letting it go at his pace. now I have to start again looking for a yard! Surely he doesn't think he can avoid me forever? Why doesn't he just say!
 
It sounds like a heck of an outlay on somebody else's land, and a hefty rent on top. I would avoid it anyway to be honest. For that rent he ought to be fencing it himself for you. I would be very wary of spending money on stables for someone else's land. Chalk it up to experience, and keep looking - better you found out now that he's unreliable than after you'd spent all that money... Don't mean to sound unsympathetic! Just think that you've had a lucky escape...
 
If you havnt payed him i would walk away while you can. IMO even £30 a week is expensive! We don't even pay that for livery around here! We rent a 3acre field for 2 horses for £60 a month, two different owners Simon our side we only pay £30 a month! I certainly wouldn't pay £4000 for updates either! I think your being nicked somewhere IMO...
