Livery recommendations near Leamington Spa

Can anyone recommend a decent livery yard near Leamington Spa?

Requirements:
Either full or part/assisted DIY
Arena with decent surface
All year turnout- very important
Decent hacking
Ad-lib hay
I'd prefer a smaller yard over a massive one

Hi!

Not sure if you've found a place yet, but I was at Wootton Grange Equine Farm yesterday, which is close to Leamington Spa.

They have a huge outdoor arena (with equally huge mounting block which is good for my short legs and tall horse!), quiet Stables, plenty of parking, and the girls there said they had good hacking.

They also have James Mccullough on site to provide lessons - that's what I travelled there for.

There is on in Ufton that might suit, behind the wedding barn. Wood farm is the name Sandra Haitt, you can find it on Facebook though no idea if there is availability etc but was a lovely yard when I was there.
