Livery wanted in North Reading

I am looking for a livery yard between Reading & Twyford or out towards Henley or Pangbourne. I am looking for a livery yard that'll provide Part Livery for 2 competition horses and also grass livery for a broodmare who is due to foal next year, so a yard with foaling facilities would be ideal. Any suggestions would be much appreciated!
 
It might be worth trying cane end stud, the new lady running it has unfortunately had to contend with the diabolical reputation the last people left behind. Having met her I found her very nice, a friend has moved there and is happy, plus I know she still has lots of boxes to fill.
 
I use to be at Cane End when the previous people were in there, I don't think my gelding would ever settle there as he didn't have a v.good time and the school surface was horrendous and I know more rubber has been put down but I have been told it didn't get much better, if anyone is up there I wouldn't mind talking to them :)
 
What about Whitfields? They have a part livery yard and are a stud so will have other broodies and babies next year. It's about 5 mins from tywford. Google the Pelion stud :)

Poor you :( Being there at that time would probably be enough to put someone off livery for life. I feel very very sorry for the lady who has taken it over, she has had to deal with the very negative legacy.

I'm pretty sure the historic issues the actual owner imposes on the lease will still be there, but in terms of honesty and service I think you would notice real improvement.
The school surface has had more rubber added, I hired it a couple of months back, it had been levelled and rode fine, although not top notch understandably. If they level it daily I wouldn't have concerns on the school, if they don't then I would imagine it rides badly.
