Does this yard exist?

Safe all year turnout (no barbed wire) – not bothered about quality of grass
Floodlit school
Hacking would be nice: don’t mind roadwork etc but nothing dangerous
Decent sized stables
Someone able to t/o, muck out, bring in, feed etc mon-fri (I would prepare all feeds/haynets etc on weekends) – with a knowledgeable YO
Area: within 30 mins drive (20 miles) of East London

Have you looked at the adverts in Ingatesone Saddlery? I too am looking! Also I know of somewhere in Waltham Abbey that has contacted me but it is too far for me - is that the right area for you?
 
There are quite a few places, I live in Wanstead and stable near Epping. This is within your travel options.

The only thing you may find a problem is the all year every day turn out - best I found with a decent school is what I currently have, May - Oct 24 x 7 and 4 days a week out in winter.

Look for places in Epping, High Beech, Nazing - Harolds Park Farm is good, but they do close the fields for up to a month or so in winter - that said, they have excellent facilities, three schools, XC course, horse walker etc, flexible livery service, but it is a busy yard. I was there for 4 years but have now moved to a very small quiet yard which does have more t/o and more suited to an OAP and youngster.

Often very tempted to go back there for the XC course etc.

In High Beech, Manor Farm is worth a look - they do have all year turnout but the school is not great, but excellent hacking as you are in Epping Forest.

My yard is on the edge of Epping forest and ticks most of those boxes.... but like all yards there is a but... PM me if you need more info
 
Hiya, I live in Wanstead and am looking for livery with turn out for my girl. Your yard sounds good! Is it in Epping area, not bothered about school, as long as not too grim, as we are mainly happy hackers!
Any tips appreciated, I used to be in Epping area but prob returning due to marital break up..oh joy and my girl isn't going to adjust to a 10x10 box with no turn out, even though hacking is fab.
30-45 mins driving time from Wanstead is our limit? Had a few drive rounds but word of mouth is often best! cheers
