Livery Yard Council Rates

I was just wondering how you go about finding out how much you would have to pay to the council if you were to set up a livery yard. Does anyone have any idea how to find out or how much they usually are?

Or, have i dreamt this up and do these 'rates' not exist?

They do indeed. It is known as NNDR (business rates) unless you have just a small private yard with a house, in which case you pay domestic rates.

Go on the Valuation Office website and yuo can search on what other livery yards are paying. The Rateable value isn't what you actually pay as they times that by a percentage to give the amount you owe, It is roughly 50% of your RV.

For example our livery yard had a RV of £10k and we paid about £5k a year. It depends on how many stables you have and arenas and buildings. It is all done on square footage and you are charged the same rate as an office in the centre of your town - fair huh, because you are going to make the same amount of money from a stable as an office aren't you?
