Livery yard experience

Looking for some general help, having been seriously burned by livery yards in the past (always had my horses at home as a kid and the yard experience is kinda new!)

I've been looking at Chelsfield EC for potential livery - according to the website they have vacancies. Could anyone let me know their experience of the place?

Or alternatively, any decent, NON-BITCHY livery yards in SE London/NW Kent/NE Surrey?

Looking for somewhere competitiony, have my own box too.

haha yard politics. where ever you go youll find them :)

Personally id ask the YO or YM and see if theres anyone your age there, perhaps with interests in similar things and then make a decision. Friends make a yard i find. Id take or leave everything else and you know pretty quickly, sometimes just from walking around, wheteher ull fit in or not :)
 
Try Bluebell Farm in Chelsfield. M25 Well Hill Roundabout turn off. Good facilities and turnout.

Thank you! Could you PM with your thoughts on where to avoid? I've been to look at a couple and have formed opinions, but always good to get a perspective...
 
Hey not all yards are bitchy lol :). Mine isn't small and friendly only 4 liveries and YO horses. I'm in stockbury Kent. It's just a happy hacker yard so doesn't appeal to some no school but very good hacking.
