Livery Yard- Just wondering

Hello I was speaking to a freind today and we was trying to come up with a realistic figure for how much it would cost to set up a livery yard from scratch. So do any of you guys know how much it would cost for everything (excluding the land cost and the planning permission blahh blahh blahh) so like for the stables say about 25 and how much for indoors and outdoors and horse walkers and pricing for fencing in the fields etc also any extra bits and bobs you can think about :) I would also love to hear if anyone here has set up a livery yard from scratch :D

So like things such as how much will...:
-Getting electricity and water hooked up
-A barn with about 25 stables inside with all the mod cons
-A 5/6 horse walker
-Indoor arena
-Outdoor arena
-Fencing for fields

Can you see what im asking for ??

No idea but a friend and I did the costings for this once (in the 'if I won the lottery' kind of dreams), and worked out that if you started with £1 million, you'd be better off putting it in the bank and living off the interest. It's quite hard to make a good profit even if you own the place outright!
 
Right, I have converted part of our farm into a yard.
We have an American barn with 11 stables, feed room and washbay with solarium - it cost £20K (the barn was already there with concrete floor and electrics, it used to be a grain store)
horsewalker for 4 - £8K
60x40 m arena on the cheap £10K
fencing (we have 37 acres) is a never ending expense, but roughly £4 per metre for materials (wooden posts and 2 strands of electric rope) and we do it ourselves, there are miles and miles of it :eek: :D

We don't have an indoor arena, but cost wise, it depends on size, the general rule would be about £10 per square foot.

Connecting electricity to a property can be anywhere between £5K and £30K.
Water is a couple of grand and then pipe and troughs aren't cheap either.

Generally speaking, the capital return on your investment is negligible, but you can just about earn a wage if you are prepared to do a lot yourself.
 
Well thats that plan out the window lol so unless you have a very rich mummy and daddy there is no hope :) greatt :D oh well... I was really planning on opening a stud yard or something later on in life :(
