Livery yard - owner not living on site

Further to previous thread about moving to livery, I'm compiling a short list of yards. Some local yards don't have owners living on site. What would happen if there was a fire or fireworks? I'm used to having the horses at home and being able to pop out and check them. Would you choose a yard that doesn't have an owner living on site?

No, definitely not. It's essential that the horses are checked on last thing at night before retiring. What if there's a case of colic? Finding out in the morning is too late. I imagine some might say, well if the horse was okay at 11pm it could still get colic later and it would go unknown. I firmly believe that supervision needs to be there.

I’m technically On a yard where owner does live on site but they aren’t horsey in the slightest so we check our horses before we leave then they get checked when you are back up.

Last yard was the same, owner not horsey so horses wee only checked by you or if a fellow livery noticed anything off. I honestly can’t remember being on a yard that the owner comes out and checks last thing ever.
 
My YO doesn’t live on site. The farmer does, he doesn’t check them but would if there was a racket and the farm hands and near bye houses all have YOs contact info.
 
Unfortunately where I live you need several millions to buy a yard with a house on, and many people who have that kind of cash don’t want liveries or wouldn’t get planning for it. It’s a shame as we are new forest you would have thought it’s a horsey area but it’s not due to the cost of property and land. There are a few but not many - especially with any spaces. I will move away eventually to be able to buy my own.
 
Our owner doesn't live on site and the site is quite isolated. Around me, for the same reason as above, most livery yards (and riding stables) are just closed up at night with surveillance cameras and alarms.

If there is a horse that doesn't look great, the owner will pass every two hours in the night. Same if there are big storms or very heavy rain.

Fire is the biggest risk. There are alarms but it isn't ideal.
