Livery / Yard rental contracts

I am looking into the option of renting a small plot of land with a few stables, with the idea of moving my one horse and then getting someone else in with one or possibly two others to join him. I'm not looking at making / saving any money I just want to move somewhere quieter. This is all a big MAYBE at the moment.. but I would like to have some idea if where I stand if things progress...

Ideally I would like to be 'in charge' so to speak so that the landowner has only me to deal with and so that there is some kind of 'management' in place. Saying that I would want it all to be relaxed and easy going. BUT i do realise I need some sort of contract in place to protect me (and livery and land owner). any ideas?

Things I'm thinking of are:

Maintenance. Property is currently a bit 'unkept' grass is long (not a problem) but fences are looking a bit worse for wear (mainly one side and the dividing fence), stables could do with a lick of paint - not sure how they are structurally but should be ok. Would it be fair to ask L/O to replace fencing and gate and supply paint to do the stables (i'd paint them myself)? Hedges are overgrown (one side of land). Would it be acceptable to request they are cut back prior to my taking it on? I am happy to take on general maintenance / repairs as long as the property is tidied up before I take it on. Is this fair?

Notice periods? How long? I don't want to get chucked off with no notice and I wouldn't want to leave them in the lurch either.

I'm sure there is much more but I've not thought that far yet...

Also how much would you expect to pay for the above per month? its all in about 3 acres...

If any one has a template contract they could share, that would be fab!
 
I think it really depends on how keen the LO is to rent the field out!! I rent my own yard, but I pay as if it were DIY livery! I maintain all the fences, (or rather electric fence round them, as they wouldnt keep a fly in!), cut the hedgerow, supplied and fitted my own access gate etc etc. I fertilise, weedkill etc etc....

Basically, my LO wasnt bothered whether they rented the land or not, so they dont want any hassle. It is in a convenient location for me, and they are very laid back, so I am happy (ish!) to pay....

I dont have any kind of contract though....
