Livery Yard Rental Prices - Current Market Value

The owner of the yard I rent is trying to increase the rent again (for the 2nd time in 4 years) - the last increase was 2 years ago and was at a rate of 8%. The yard has no school and only 6 stables and 10 acres so making a profit is impossible. We can't really afford another increase as we are already charging the same as other yards, if not a bit more as we do offer excellent care and attention and im reluctant to pass the increase onto our liveries. I feel we are already paying a fair rate for what we get - is there anyway to find out what the current market rental rate is for livery yards? Would anyone be willing to tell me what they get and how much they pay for it??

I rent a yard of 5 boxes (4 large and 1 pony size) and 6 acres for £300 pcm. No arena and I do all of the maintenance myself, including topping, taking the muck heap away, etc when required. Hope that helps!
 
I had been renting a yard of 4 boxes (only 2 used), shocking hill turnout (less than a acre) no school had to do everything myself - place was/is a mess and damp etc (the list goes on) and was paying £200pcm (but add in muck removal, field sorting, electric and water)
 
if you think about general inflation & property prices & the fact that in general rebtal yields are supposed to be on the increase i don't think a rent increase every 2 years is unreasonable

it ll depends of course on how much increase & what you are already paying as to if its reasonable
 
We rent a concrete yard with 4 boxes on 12 acres with no school, and have superb hacking with no road work for £400 a month in Thames Valley but the letting agent said it should be £600!
 
We are in a very popular horse area in North Kent. I am currently paying £750 for 6 stables and around 10 acres but no school and no where to school either - it is purely hacking.. He is proposing to make the rent £825 which means I will be paying £137.50 per box plus hired help with maintenance plus make any money myself!
 
thats too much money imo , averages £31.73 per week per box , if you are then paying for maintenance , elec , water , rates etc on top !!!!

alot of diy'ers would turn their nose up at £30 a week for grazing & stable for a single stable & certainly not expect to have to chip in for repairs & utilities!!

could you find other facilities?
 
I charge £35 per week which includes turn out and bringing in 7 days a week. I have to offer these services to remain competitve given my lack of facilities.. No one is expected to chip in with anything to do with the yard maintenance - that is down to me...

Its seeming like a lot of hard work for very little reward at the moment and now another rent hike

I don't want to make the wrong decision and hand it over to someone else though as I have done a lot of work and have a good reputation but I also don't want to be a mug and pay over the market rate to do all the work and be lining someone elses' pockets!
 
blimey , that means if the rent goes up & your charges don't you will only make £1020.24 per year , & only if you have continuous full occupancy

£1020 for all your time & other expenses is dreadful! you must be a saint!

I pay £340 per month for 8 acres, 2 stables, feed room, 20' container, granary (summerhouse!!) with basic furniture. Right on bridlepath, decent hacking. No menage, but 1 acre flat grass paddock for schooling. Water included, electric bill extra. Don't take in liveries though (been there once - never again!) - just my five are there. Buckinghamshire Chilterns area.
 
Blimey putting it like that...

I suppose you just get used to the way of life..! I do have my 2 ponies live out though and it doesn't cost anything.. but then like you say all that work.. would I be better off paying to keep them on livery and spend my weekends playing with them instead of fencing!

i pay £30 per week for 2.5 acres with 4 stables, water and electric are included in that. i have no school but a good schooling area and have to pay for muck removal and field maintence. I am very lucky, i know.
 
I pay £100 per month for 4 acres and 3 boxes with barn storage but no school. I just keep mine, no liveries. I think it's a bargain but I do have to do all the maintenance myself - fencing, water repairs etc. And I must have taken about 20 miles of barbed wire off the fences when I moved in..
 
It's normally around £30 per stable, depending on the facilities.

However, there is a yard near me which the people rent for £21,000 per year, there are only 10 stables and very little turnout.......thats it!
 
Do you have a lease?

The only way to resolve this is to employ a local surveyor who will be able to act in your interests. He will establish the rents other yards in the area are paying and be able to tell you the true realistic rental for your yard

Also be aware that rates can be charged on stables by the local authorities.
 
I pay £140 a month for two stables 2 acres just about , no storage, no school or water off the hose pipe and no electric limited hacking due to busy roads.

I know of a yard with 4 boxes and storage if i remember rightly and 3 acres for 360pcm.
