I think as long as hacking is good, it's not generally an issue for the right people - although you might have a slightly more limited customer base as not everyone can ride in the day of is happy to hack by torch light.

It's more of an issue if hacking isn't great IMHO.

I have access to a small school but I rarely use it. I work full time but with good off road hacking and head lights/lights on pony I manage to ride all year around no bother and pony is generally novice endurance fit. We have a couple of nice school's within a 45 minute hack I can use if I want to but I only use them occasionally to pop around a full course of jumps.

Depends where you are I think too!

A yard opened up near me, full livery they have use of a school but to get to it you have to ride on the main road for 2-3 mins or across a field. She’s been open for 5 months and has one full livery. Lots of people have been to view it that I know personally and all have said the arena situation would not work for them. Some work but most are actually working very part time or retired and it’s still not of any interest. And there are miles of off road hacking there too…she is surviving with sales liveries and a schooling liveries, sadly the full livery dream she offered has not materialised due to a fundamental issue with the yard set up.

What you are offering might work for retirement livery or purely hackers but there are not masses of those round here. Or even DIY but I don’t think full x
