An opportunity has arisen to reopen what was a very popular livery yard and I am contemplating doing so. What are people's views on this running your own yard?
It would be ran as full liveries, what sort of price would you be expecting to pay? There is roughly 15 stables, and it has two lovely outdoor arena's also with the possibility of a horse walker being put in. The hacking is super in the area with plenty of off road routes. May also have the use of a yard washing machine so therefore save money of ruggery etc. Was just curious to know what people would be looking for in a full livery service, what to you would make it perfect? And how much on average would you be paying?

You'd have to research prices in your area to really know what you're competing against and what services are provided..

Livery around here includes hay, bedding, basic feed, mucking out, turning in and out, changing rugs and basic grooming. A large horse on full livery costs between £65 and £100 depending on yard facilities.

Remember to factor in all costs, insurance, your wage, products (feed and bedding etc), land and yard maintenance, muck heap removal etc..
 
Where are you based?
In West Yorkshire full livery for 5 days for basic care, no grooming etc, hay & straw is £75. For 7 days £85. This also includes use of outdoor arena.
In the same area with indoor & outdoor arena, farm ride and cross country course is £125 for seven days.
Costs do seem to vary wildly on county though.
 
I am in Suffolk. I use to pay £100 a week for full livery 7 days a week (this went up to £110 week with general price increases for the last 6-7 months I was there). This included bedding, hay, turn out, bring in, hard feed and rug changes. If owner was away, a quick groom too. Working the horse was extra (although I got this included in my £100 as I use to occasionally help out when I was about). I think exercises routines were from around £15 per week, depending on whether it was ridden, lunge, or walker. For those not on full livery it cost £5 a time to use walker.

Facilities included two arenas- one 20x40 all weather, another large sand arena (big enough for show jumping and cross country fences), horse walker, lunge pen, group turn out, coffee/tea facilities, toilet and livery tack room with alarm/secure locks. Hacking was ok, but had to cross main road to reach forest.


Others that I know of around my area range from about £110-£140 per week. They have similar facilities as the above, although obviously the overall packages are slightly different. The higher price end were very smart yards, and I did notice they tended to attract more serious, competitive clientele (probably due to the access to a professional competition instructor/yard owner too).
