Livery yards in essex

Knowledge of livery yards is needed HHO :D

Phil will be coming back off loan june/july time and I need to find him a yard! Preferably DIY although I may need part depending on job.

I'm not very fussy, I'm looking for a yard that allows DAILY turnout, through winter. He can be stabled (prefers to live out but I know 24/7 turnout is sparse in essex to say the least :p But I do not want him to go somewhere where winter turnout is restricted to only a few days a week :()

I must have a school, I've had years without one and have finally caved, I need a school :o Hacking would be nice but somewhere with quiet traffic is fine.

Aside from that I'm not fussy but here's the catch, I'll be a newly graduated student so not exactly well off! and it needs to be accessible from public transport :( I have a bike/can cycle but closest yard I'd consider is 7 miles.

Benfleet/Southend area preferably :o
 
There are a few in Thundersley but I don't know what they're like. Otherwise, there's the Lawn at Rochford but possibly a bit too far away. What about Brook Farm in Benfleet?
 
How about Pulpits Farm in Hockley - grass livery? Hacking is very good and buses run from Southend, also 5 minutes from Hockley train station (London Liverpool St line)
Not the friendliest or most sensible place it has to be said but the only one that I know of that does all year 24/7 turnout in the area. Also has a school but charges extra for it. PM if you'd like details and I'll give you a few tips to use to get past the YO...she always says she's full when you ring even when they're not.

I'm afraid that you'll struggle to find guaranteed winter out in this area - despite what YOs say when you enquire!

Jotmans seem to have more winter turnout than most but it is huge and you need to have your horse blood tested before you can go there.

Lots of yards in Thundersley but AFAIK turnout at all of them is very restricted in winter as it gets so wet around there.
 
Thank you for the replies. I don't mind overnight stabling but I refuse to keep him somewhere that doesn't allowed even a few hours turnout during the day, every day, he's pretty much been on 24/7/365 turnout for 9 years so it's a big difference.
