I really need to move yards and am struggling to find anywhere with vacancies. Does anyone know of any active livery yards in southend/hockley/wakering?

Saw an ad the other day for a yard on its own island (?!?) near Wakering if that's any good? Ad sounded lovely, can try and look it out if you like

Well there's no shortage of yards 
but there is a huge shortage of good yards...
What facilities do you need and what kind of budget?
Anything (rules, traffic etc) that you couldn't cope with?
Size?

This is very true. I need all year turnout as he is only 2. I would like an active yard and not to many time restrictions. I want hacking,schools etc (good facilities to help me break him in)
