Livery yards Ockham/Cobham/Horsley, Surrey

I am on a lovely yard at the moment but with recent ground conditions I've not managed to get out of walk or have more than the odd short trot for weeks when I ride, so I figure being somewhere with a school and/or sandy off road riding might not be a bad idea. (Although I'm sure a lot of people are in the same boat with this one!) Combined with work re-locating the office in Autumn and the YO putting prices up fairly significantly I'm thinking of looking around for a new yard.
Does anyone know of anything that meets the following at all?

- Chobham/Cobham/Wisley/Ockham/Horsley/Clandon/Shere/Newlands corner areas
- Good on or off road hacking
- School that is usable all year round
- Assisted DIY or grass livery (or more preferable but unlikely- DIY which allows me to bring in my own amazing freelancer) Grass livery preferred but I do need to be able to manage her weight, very lucky as current YO let's me put a coral up for her to come into during the day which works well for us all
- Nice people
- All year turnout on reasonable fields that are nicely maintained

Equally I'd compromise on pretty much all of the above apart from the hacking if I could find 1-3 acres of my own to rent but that's like finding hens teeth!

Badgers Farm at Effingham? Or GBEC in Bookham. It's not sandy round here but there are a lot of woodland tracks that aren't too bad. Both have good schools/grazing/t/o, don't think Badgers do grass only but GBEC sometimes do.
 
Clandon Park Livery would tick all your boxes. Lovely liveries, great hacking either on-site around clandon estate or newlands/st marthas are both within easy hacking distance, although you do have to cross a main road to get to them.

My share horse is at GBEC :) I live the other side of Heathrow so it becomes just that bit too far for me on a daily basis unfortunately, but thankyou. They definitely have good hacking and nice schools though!

FF- I'm only down the road from there at the moment and have looked around a few years ago so they're on my list. No issue with crossing the road, I cross it fairly frequently and ride along it occasionally at the moment anyway :) Will drop you a PM, thanks.
 
The Holistic Horse and Pony Centre in Ockham might be able to help. Outdoor school, great hacking and a friendly yard and all year turn out.
