Livery yards Telford, Shrops

Looking to take on a yard on the outskirts of Telford and I was wondering what the going rates for DIY,Part and Full livery are in the area.

Would there be a need for another one or are there all ready plenty? Thanks for your help.
 
I think there is always a need for good livery yards. In this area (I live in Telford, horses are kept about 15/20 mins away from me) I think we have a lack of yards which provide a good service with decent turnout.

I pay £130 pcm for DIY which includes either TO or BI each day. Extras such as mucking out, hay etc are chargeable on top of that. At my last yard (Market Drayton way) I paid £225 pcm for a variation on assisted DIY - that was TO or BI, and mucking out, Mon to Fri. I think my current yard charges £275 pcm for "full" livery (which is what I would call part livery... TO, BI, muck out, feed, bedding, hay) and previous one was £375 pcm for the same plus 5 days a week on the walker if required. I don't know how the current one can do it for £275!

How much land will you have for how many horses? And what sort of facilities? The price you can charge will depend on your facilities and the quality of service you can offer.
 
11 12x12 loose boxes and one foaling box, tackroom, hay storgae, hard standing box park, all weather arena and 20 acres post and rail turnout all year round. I also have excellent refs re care and management from happy hackers through to 4* eventers, racing and dressage. Thanks
 
How big is the arena, what surface, indoor or outdoor, floodlights etc etc...? Walker (or plans for)? American barn stabling? What limits on turnout in winter (I guess that's difficult to know ATM as you don't know how the land will hold up to horses in the winter)? Whereabouts in Telford?

I honestly think that location will have a bearing on cost - I would pay more for something outside of Telford as the hacking will be better. Will you be living on site? What sort of security will you have?

Around this area I think you're looking at about £25-£40 pw for DIY. I don't really do full livery unless I'm going away so I don't really know how much you could charge for that though I think a friend of mine pays around £60pw for 7 day FL in this area... that's quite cheap I think though... Based on my last yard, I guess I'd expect to pay around £350-£375 for 7 day full livery (TO, BI, MO, bedding, feed, hay/haylage) on a yard with good facilities, good hacking and a knowledgeable YO.

Agree with the above - where is the yard, as this will definitely have a bearing on price - £27 for DIY on current yard (30 x 60 floodlit arena, individual paddocks) and £70pw for part (full in week, DIY at weekends, hay and 2 bales bedding included)
Keep us posted - I always have friends looking for good yards, and no matter how good your current yard is , I always like to have a Plan B!
 
Just realised it's Wellington direction rather than in Telford itself. It's 20x40m sand/rubber arena that unfortunately doesn't have floodlights but that is something I would def have to look into. ATM not sure what the ground is like come winter but as a rule of thumb we have always turned out my own and clients horses for as long as they want to be out, quite often that was all day.

We would be living on-site. We have an excellent guard dog in a dalmation that hears everything and we always padlock the gates too.

Where would be the best place for advertising? On-line or tack shops? Word of mouth tends to be the best... Thanks for you comments, very useful!
 
You could put some ads with photos up in the various tack shops and feed suppliers - Countrywide, Albrighton Feeds, that place that used to be Telford Saddlery but is something else now. Or even the Shrops Star paper?

Whereabouts in Wellington? PM if you prefer, as jnb said it's always good to have a backup plan ;)
 
Thank you very much for your comments. Sadly someone has put in a higher offer than me which I can't match so it's back to the drawing board. Do let me know if you hear of any yards come up or if you know of anyone who would be willing to sub let 6 boxes along the M54 that would be great! Thanks
