Thinking of moving back to a livery yard after selling my little cob (just too little!), but have been out of the 'scene' for quite a while now.

Does anyone have any idea of good livery yards in Sunderland//South Shields/Gateshead/Newcastle area?

Yard must have:

Daily turnout 365 a year (if only for an hour, but preferably more)
Decent hacking
Good school (indoor nice, but not required)
Services available (eg. turnout/bring in)
Annnd, the seemingly elusive, not bitchy!

Would like forage and bedding to be included in price, but not necessary.
 
Sorry, I've been out of the livery yard scene for over 10 years as have our own yard (bliss!)

Holmside Hall has DIY and full livery, outdoor, cross country course and indoor school. Also a competition centre for BD, I think BS and they have showing as well. All year turnout

Leamside equestrian is full livery only, indoor and outdoor. All year turnout.

Penshaw EC does full and DIY, indoor and outdoor schools but you have to work round the riding school side.

Woodhouse has indoor and outdoor, all year turnout, big yard but YO does stamp on any bitchiness if she catches it.

Durham equestrian at Finchale - think is only full livery. Indoor and outdoor. Not sure on turnout.

There's a couple around cox green with outdoor arenas.

South Shields - Cleadon livery, there's also a big yard down next to the firing range at Whitburn.
One next to Lakeside pub near Whitemare pool - they have a small indoor.

Do you have any contact details/location for Woodhouse? I tried google, but it was pretty convinced that the only 'woodhouse livery' was in Shropshire....
