Hi,
I am looking at buying a property which has 4 stables and 5 acres of land and a rubber/sand menage.
I only have 1 horse at present so would potentially look into renting out the other 3 stables.
Can any tell me what I may need to do to set up a livery yard, what insurance I need, how much I could charge for DIY,part or full livery and anything else which maybe helpful. I am in Essex.

I'm not in your area and haven't used livery for over 10 years, so no idea what the going rates are!

However, you will need Public Liability Insurance, Care, Custody and Control if you are going to be handling other people's horses, and you will need to find out how much the business rates will be.

Do you have enough storage space for people's stuff?

I don't think you will make money - probably not even cover your costs with only 3 stables. You also have to weigh up the pros and cons of having other people accessing your property all the time. And would you be happy to intervene when the inevitable bitchyness starts?

Sorry to sound so depressing... hopefully someone else will be along who has a brighter view :)
 
What sort of livery were you thinking of, are you at home all the time to be able to do full livery (ie everything but the riding) - you could get £100/120 a week if you know what you're doing and the place is smart. If you were thinking of DIY it does vary more lots of people seem to pay an incredibly low £25 a week - up to £50 for somewhere nice with nice hacking.

Business rates are something like £1k per stable (which you pay whether you rent them or not) and a school was £3k ish about 6 years ago when I looked at it. So with insurance of £1k you need to bring in 7k just to cover your basic costs - which is £44 per stable per week.
