Living in/near Barnstaple North Devon/Livery

I would be interested to hear from anyone living in the Barnstaple area. I am considering offering on a property to the North of the town and would like to hear pros and cons of the area and whether anyone 'in the know' would think that a small livery yard West of Exmoor would attract horse owners from Barnstaple areas? Thanks for any thoughts!

There are a few yards in and around Barnstaple. A lot of people I know will travel for the right yard with the right facilities/price.

Pros- really brilliant hacking, a short box trip to beaches and exmoor. Good hunting as well.

Cons
Some people are very Devonshire and don't tend to like "outsiders" as I've found out.
Most competitions are a drive away - The Grange is the closest at about 1hr plus.

Would rather you find somewhere nearer to South Molton there's nowhere in this area to keep a horse
