Loan horses - am i missing something?

Friend wants to loan a horse, and I'm willing to help. (Mare on the horizon already!)
Will stay at my farm - rent free, but will help chip in with jobs! (see poo-picking and lots of tidying!) Live out with mine.
Friend will provide whatever she thinks fit for 'hers', but I've got plenty of 'stuff' for a another if needs be.
Farrier is happy to take on another.
Friend is insured, and will also insure the horse.

Now, apart from (the hopefully not frequent) vet - outs! What am I missing? It somehow seems easy and cheap, so I must be missing something!! - Although very excited at the prospect of bestie coming riding with me!!
 
Vaccinations?
Extra feed/hay/straw costs
Um..... (tried to tax tired brain into providing something usefull)... do you need to create another paddock? if so extra electric fencing equipment
Tack/headcollars/leadropes

Vaccinations - under 'vet' (hope not too frequent!)
Hay/straw - free , under 'farm' = although knowing her, she will donate something!
Feed - depends on the horse, but she will provide anyway.
Everything else I've got, if she hasn't!

Still, seems cheap.

You should probably have a chat about what happens if things turn sour, if you fall out, if her new horse turns out to be evil and injures yours, all that stuff!

Not that it will happen and you will canter freely through meadows and shallow streams!

Turn sour!? Nightmares don't come true - right? Injuries will be covered by insurance, and it is a risk anyway isn't it? Take the chance, take the risk. From what I've heard, the mare is very 'sweet' (wouldn't have a gelding). Hope to see her later on this week and make serious plans!
I'm looking forward to go on explores....
