Looking at livery places

Been to look at 2 livery yards this am. 1 = grass livery & 2=a field to rent on a yard.

1 is fab! Stunning area, great facilities, well fenced, good field for my own use (but I am not allowed to section any of it with electric fencing (even if Berry was to get VERY overweight, he's a cob, so it's likely), off road hacking, easy to get to, owner on site, property right next to busyish road. About 12 mins from the stud

2 is OK. V flat area (I have an aversion to flatness, need hills!), OK facilities, OK fencing, but she is happy for me to make it Hector proof (raise it by 3ft!! and remove barbed wire!!!), 5 acres all to myself, with excellent natural shelter and good sized field shelter - can manage the field however I see fit!!! Totally off the beaten track - you really would not know this place was there, however some roadwork needed inorder to get to lots of excellent hacking. Owner does not live on site, but there are houses nearby, 2 of which belong to livery clients at the yard, so horse peeps about. About 18mins from the stud. Also H could stay entire - obviously if NOT out with his mother!!!

1 = £550 per month for 3 horses (B, Berry and Hector), £500 per month 2 horses (Berry & Hector)
2 = £180 per month for 3, £160 per month for 2.

Which would you choose and why? Answers on a postcard pwetty pwease!

P.S. Current YO is working out what summer grazzing would be for 3 or 2 horses - likely to be £25 pw, per horse. About 25 mins from stud - VERY traffic dependant!
 
MMM I would choose option2 simply because you would have that field all to yourself which would be lovely, you can do what you like with it, and its much cheaper than option one!

As for option one- will you really be needing the facilities? I think that if your just planning to be doing hacking out it would be better to go for option 2...but it really depends on what you are planning to do with B and Berry! Is B going to go in foal again this year or are you riding her?
 
On economics alone I'd go for number 2, plus you can manage the turnout as you need to, which would be of more benefit to Berry were he to get a little rounder

Probably option 2. However, do you have access to stable(s) if required?

Would be concerned that no one on site.
 
Option 2, just by the way you have written up on that place with far more passion than the first, it sounds like in the back of your mind you have already made your decision. Go for it, if you feel happy with yourself it is what you would like then best to go with your gut feeling. Good luck

PMSL!!! I am SO glad that she told me this price by text - I nearly died!
 
Hoping that B will go and be ridden/competed by a forum member for the summer. She won't go back in-foal for at least another 4 or 5 years - touchwood!
 
Managing the grass myself is SO much in it's favour - dispite the price being more affordable.

PMSL!! He's not over priced, he's not advertised - slight difference really. The only vaguely serious offer I've had on him was blatently a wind up and tbth, I'm bloody glad it didn't happen, as he deserves better!
 
No, no stable access, but would be VERY easy to make part of field shelter into a stable in an emergency. The no owner on site bothers me a bit too tbh!

No help but I really wish I could find an option 2 round here- it would make a nightmare situation a bit easier!!! If anybody knows of a field to rent in Surrey, preferably somewhere I could put a field shelter please please PM me

my livery including stable is £15 p/w (though obviously doesnt include haylegde and bedding but i buy my own!)

id go for option 2 aswell, whislt facilites arent as good it sounds like it would suit you needs more

And as for H.....it'd be great to see you keep him. Is keeping him entire a viable option for you now then?

, I'd be more inclined to try and find a yard or facilities further away where you could be completely satisfied they will be cared for properly when you're not there but where you would be happy for them to be in that it ticks all the right boxes regarding turnout, fencing, security etc. I know you'd have to drive further but wouldn't have thought it would work out as much as either of those places, neither of which sound ideal anyway to me - but I'm not in your shoes so can't say whether that sort of idea would suit you or you haven't tried it already.
