Must have 24/7 TO, ideally 365 days!
Fencing must be safe for youngsters
Access to at least 1 stable
Ideally would have an arena, or one to hire nearby
Must have reasonabel hacking.

Can get you everything other than the 24/7 turnout..... is it essential? I know of a small cottage (2 bed) with 4 acres and 2 stables. Close to me - we have an arena and you would be welcome to use it for free. But i know the owner and they dont allow 24/7 in the winter.

our yard has every day turnout but its not 24/7, great facilities though, its www.ehec.co.uk
