Looking to see the desire for the following

We have been given the opportunity to help open and run the following yard in Essex (north essex) 16 stables- horsewalker- lots off off road riding- large indoor and outdoor arena- daily turnout (although will only be 6am-4pm in winter max but 24/7 in the summer) Washbox and tackroom. Turnout in small groups of not more than 4.
We cant really advertise as we are not sure if we can take the yard on (its currently being run as a private breaking/schooling yard) as the initial outlay for rent is collosall. If there is interest i.e need for more yards in the area then we will. There will be someone living on site 24/7
So what do you think, also would you be interested in a mixed yard or DIY only or FULL and PART only?
 
Sounds great to me! It wouldn't really bother me what anyone else on the yard is on? Round here (Derbyshire) you get the choice between the 3 normally (DIY, Full or Part).
 
It wouldn't bother me if the yard was mixed, just as long as I could have the services that I would require. So either full livery 5 days or 7 days depending on what is happening.
I personally would be interested in a yard like that, the only thing that would concern me is the all year turnout and 24/7 turnout in the summer. Does the yard have enough grazing to realistically support that?
The yard i am at closes the winter grazing (even though it has a lot of land) when it gets wet and therefore we have enough good quality grazing if people want to turnout 24/7 in the summer.
 
I dont know how they have done it with the current owners... but we went to visit the yard and grazing was in good nick. The set up at the moment was 5 paddocks. Each paddock of four acres. 3 were being used over the winter (the driest 3) then they move the horses over mid april to the other two paddocks whic are then subdivided into 2 so that the horses arent in massive groups.. curently the horses go out after feeding and working at 9/10am and start coming in at 2/3pm before current grooms leave for the day. But we felt we would need to extend the turnout hours so working owners could sort their horses out before work... but I cant totally see where you are coming from and may have to do some restiction when weather is horrific...and we do have 2 arenas and a 4 horse horsewalker so it shouldnt be too much of an issue (thats if we have the guts to take it on!)
 
I am on a yard that has mixed livery it doesn't present any problems.Obviously turnout is a big issue regardless of the use of such things as horse walkers etc.I would want to be able to turn my horse out before work, I am currently at the yard for 6.30am, and weather permitting be out until 4.00pm.
If the weather is awful I would expect to have to keep the horses in.
I would say that it sounds great especially the indoor arena.

If you want people to have their horses in by 4pm in winter will you be charging DIY people to bring them in if they can't get there for that time? I don't get to the yard until about 5.30 usually and even then I need to do my stable so it just wouldn't be practical for me to be on a yard where I had to be in for 4. I do think that would restrict the number of DIYs you would attract
 
It is definitely something to consider as you wouldn't want to market the yard as having daytime turnout during the winter months and then find it's a nightmare. I would imagine if the yard is being run by someone who is breaking and schooling then a few horses would be in the majority of the time as there would always be a couple being worked.
I have to say I would be more than happy for my horse to go out for 1-2 hrs in the winter, just so he gets to stretch his legs, but I know not all people would want that.
If you do take the plunge let me know where it is.......
