We have a great 60x20 all weather manege which is fab, super drainage and great surface

However, due to 3 reasons (I lunge a lot, break in a lot of horses, and want cover in this rain!) I want to build a lunge pen with a cover. The plan is for it to be either a 20x20 square or 20m diametre circle. Would like to either use the metal mesh with rubber at the base that you see for the boundary or simple wooden fencing. The main concern is to be as cost effective as possible!
ANY recommendations/advice/tips would be greatly appreciated - both with materials to use, good lunging surfaces, appropriate building or any roofing ideas?!

Building the pen is a simple job, easy to mark out & easy to build. The difficulty comes if you want a roof on it as you have indicated as you need at least a 20 metre wide roof with no centre post, for safety reasons. To put a roof on it would put the price right off the scale, unless you already have a suitable building which you could put a lunging pen inside?

Would it be more cost effective to have a barn and then just have the lunge pen underneath it? We would like a barn to park our horsebox in so we could probably get one big barn that could serve both purposes?
