Interesting maybe it is a private yard. Do you Know Lyne Lane? What is the hacking like in Chertsey? What are the riding clubs like? Many competition venues near by?

You can hack to chobham common and a few other places but there is always roadwork too. Angel farm have a lot of shows throughout the year. Shield and chertsey show are hackable if you have time
