I am considering planning for a new manege and was wondering if they are exempt from the new Biodiversity Net Gain requirements. If not, what measures are others taking to achieve this? Thank you in advance.

I was going through the planning portal yesterday and it came up asking for the Biodiversity Net Gain of the project as i was told by the plannign office it has to have full planning done on it.

An arena will need planning .

Any questions you have would be best raised with a rural planning consultant with an interest in equestrian planning .

I think you need to speak to the planning dept again. The whole point of a manege is that you want it to drain so it's not very likely to adversely affect the environment.

I was told (by a planning consultant) a month ago that I would need to have Biodiversity Net Gain surveys completed (quoted £2000). We had planned to plant tree’s around the edge of the school and an orchard in one of our paddocks.
Decided to hang fire on it all now.

I was told that I would need it for a 20x20 all weather sand turnout that we are putting in, we had a mad rush to get the application in before the deadline!
The recommendation in our case was to use a company that does the ‘offset’ planting elsewhere, as if you do it yourself there is an obligation to guarantee that the new planting will be maintained for 20 years, and the obligation will pass to any future buyers of the property if you were to sell.

I'm guessing the £2000 is only for the Biodiversity not the planning as well?

and on other threads here we often wonder why horse riding is perceived to be elitist and for the rich by non-horsey people...
I hadn't heard of this and £2000 for biodiversity stuff on top of the planning fee, specialist planning consultant and then the cost of actually building the arena is extortion.

I'm in the same boat. I have applied for planning 20 x 40 but they keep coming back to me on the bng. I'm at a loss what to do.

We’re in the middle of applying for planning for a 25x45 arena and the BNG applies to small as well as large developments. For us, proving BNG is not tricky as we have a large area of scrubland next to where the arena’s going, where we will plant some hedges and wild flowers. Count yourself lucky that you’re not having to have an archaeological survey as well …
