Market research - what would you pay ?

One way is to calculate the price of similar DIY locally and multiply by 5 stables, probably add a bit for sole use. Depends a lot on whether the contract includes maintenance or whether they are to do that (cynical me wouldn't really trust most horsey tenants to maintain properly).
 
Need more information. Is it very rural or near a housing estate. Is there good out riding on bridleways or is it mostly roadwork? Are the roads busy?is a nearby arena available to rent locally? Is it close to competition venues?
 
Sounds like an excellent opportunity. I am local and DIY stable and grazing, with no school but good storage is about £35 per week. So if 5 stables works out at £175 per week. Or £758.30 per month.
 
Where I am in Herts we have 8 acres of flat grazing (split into two fields). We have an enclosed yard, 6 stables in a barn, another barn for hay/straw storage, shipping container for tack room. It's not sole use but there are 4 of us who are all old friends with a horse each so we have two spare stables for further storage. Free use of a big outdoor school about 10 mins hack along a bridleway and good hacking for the area. The farmer provides straw, maintains the muck heap and does general maintenance. Unlimited straw, electric, water included. Based on 5 stables in use it would be £540 month. We each pay £108 per horse per month which I realise is cheap. I suspect when the current farmer retires later this year the estate owner may review the cost 😬
