This will serve no purpose other than having a good rant.

I have rented my yard for 12 years. It an arrangement I can live with as I have to pay cash and they leave me totally alone. The YO is not at all horsey and does NOTHING in the way of maintenance or upkeep. I do it all and pay for it. Every other year all the wood is painted with wood preserver, fence repairs, etc all paid for by me. Perhaps I am a fool but I like it to look nice. If I do complain about anything he just says that I can leave.

Anyway, last year the main power cable under the ground failed and I was left most of the winter with no lights or electric. It was hideous mucking out by torchlight - much respect to those of you that do but with 5 horses it was horrible.

He promised that he would repair it this summer............. can you see where this is heading........

I repeatedly asked about it all summer and his answer was always that he was busy doing something else but that he would do it.
My friend who is an electrition said that he would put in a new cable from the house to the barn (YO barn not mine) as that is where the problem is. YO absolutely will not have it that you can lay a power cable above ground. It is several hundred yards but could easily run along their garden fence boundary so would not be a eye sore. He says its is dangerous.

He has got the lights working again by spraying the box on the outside of his barn with WD40. He now thinks that this will do but I have a strong feeling that as soon as it turns wet again the lights will trip the switch thingy again. This trips the switch in his house and I will end up with no lights again.

When I started renting the yard I had lights and electric, my rent included this. This year he put my rent up by £25 a week - first rent rise in three years - but now I have had no electric since last year and no lights. By electric I only ever used it for a kettle or clippers. Not really very fair is it.

I know I don't have a leg to stand on, he would just say if you don't like it then leave. I accept this but the prospect of facing another winter with no lights is just horrible. I would have found another yard or at least tried but he kept saying that he was going to fix it.

Sigh!

So there you have it, I thought a rant would make me feel a bit better but it hasn't as I still face a depressing winter.

By the way yards in my area are few and far between, they are very hard to come by so moving to another is not as easy as its sounds. Especially as it is 5 mins away from where I live and 5 mins away from where I work. I know I will end up having to put up and shut up and will do, just under protest!!!!

You could think about a portable generator, they are not massively expensive, and would give you access to power, not sure about wiring the stables, but there must be a solution here, I think you should ask for electrics to be sorted before paying any rent increase.

Oh, poor you, I really feel for you! I would look round for another yard if it were me. I think he may appreciate you more when you say you are leaving - I think he will miss your money, and will struggle to find others to replace you with an attitude like theirs! Good luck.

Get yr electrician friend to quote for the job, give it to the YO and say either he pays or knock it off yr livery. Then he doesnt have to put in any effort to get it sorted.
I find that extorcionate (sp) that yr livery has gone up £25 a week! Thats £100 a month increase!!!!

Anyway you can get your electrician friend to connect your existing lights up to a car battery? We existed like this for years before we had electric, ok doesn't help with clipping etc - but the lighting you get is pretty good - definitely better than a torch. I would suggest a generator - but all they seem to do is encourage thieves - we had 4 nicked, even when locked in a metal storage container they got them

I dont have any electric on my rented yard either.....OH wired 12v lights inside the stables and I attach (sp?) the lights to a 12v car battery via crocodile clips. I have 2 batteries...one in use and one fully charged.

Works really well and no bills.

( my clippers are cordless.....and I have a small gas-cannister stove for making a brew):D

Do you not have a contract with this person? Should state what you are paying for, and if that's to include electric then he must provide same.

It is 6 1/2 acres and 5 stables.

I have offered to pay for it but its a no go, the problem is that apart from being tighter than a ducks bum he will not have the power cable going over ground. It can't go under ground either as the only way to get it under ground would be to dig his lawn up which he absolutely won't have either. If he would allow it to go over ground it would fit between the fence and his wife's greenhouses.

I'd do this. Saying move is well and good but if you've got 5 horses and enjoy the freedom you have now I bet you'd finding moving to a livery very difficult (and alot more expensive) and finding another place to rent that would have the space will be very hard. I don't think your price increase was unreasonable if you've not had one in 3 years and at £25 with 5 horses it's only £5 per horse, my livery went up that last winter, that's inflation for you. ;)

Does sound like YO needs a rocket up his bum but for all the disadvantages there is a definate huge advantage to having the space and freedom you've enjoyed. Difficult one but I'd make the best of a bad job and try to carry on communicating with him...you never know one day it might just result in him doing something!! Lol!!
