Moving yards due to closure

It has been a real struggle to find a half decent livery yard to move my horse to. I am having to look for a new yard due to the one I am on closing. I have looked at a lot of yards in the past so have the benefit of not going to many yards in my area that have proven to be unsuitable, but it is really difficult. There are various sites on line that say they contain livery yards (e.g. *******) but they are not all that great. There are also a few on Facebook. The further afield you go from your home base, the harder it is as you do not know the area well enough to know where yards are that may not advertise on the open market. I don't believe I am looking for fairy dust, just part livery, a decent stable, good grazing, 20x60m arena and some hacking. Is it just me?

Use Google earth and look for sand schools if you really can't do without one. Then ask around or drive past & see if there's a livery yard there.
Google stables grazing to let near me - i found a fabulous single occupancy yard 4.5 acres 3 stables & a shelter 6 miles from my home, on Preloved! OK no school but I have a lorry and can box up - but we have amazing hacking so rarely do so.

In my area, the stumbling block would be the 20x60m arena. Most of our yards are small and you're lucky to get a 20x40. Even the more expensive yards with indoor schools tend to be 50x25 or thereabouts. I can only think of 4 or 5 with a long school within a 25 mile radius and a lot of them tend to be riding schools or one equine college so the schools are used a lot.

Word of mouth is invaluable here - the best places never advertise. Talk to everyone you know, ask at your local tack shop, ask your farrier, vet, dentist, saddler, anyone you can think of.

Definitely word of mouth. When one of my yards went for housing I messaged everyone local on my FB feed and popped a message on local FB boards too.

The school size might be an issue though. Is that something you could compromise on?
