New livery but need to tell her she cant come

So i had a girl email me seemed very nice came up on saturday looked around and text me that night saying she wanted the box - very strange she didnt tell me hers or the horses name or where she currently was

now i just didnt get that feel but some people are shy and that - she came back on sunday but let slip the horses name and alarm bells rung

done some calling around and she has done moonlight flits from about 2 yards in the last year !!

So the question is do i just email / call her and tell her the truth that i dont want people like that on my yard

OR

do i lie and just say that the girl that was leaving now has to stay

well thats what im thinking i mean i know everyone deserves a second chance and i may of given it to her if she had just been upfront and told me who she was but from what i have heard she is not a nice person and i dont want that upsetting my liveries who have all been with me for a couple of years now x
 
Tell a small white lie. The benefit of having your own place is you can pick and choose who you have and she certainly doesn't sound like the sort of person you want around, particularly as you could jeopardise your long-term liveries. I'd just say the box is no longer available and leave it at that.
 
Why lie??? You are only looking out for yourself and your other livelys. I think she is to be told the truth so maybe she might atcuallu realise that people wont take her on as she is know to do a runner!! Just rem you wont be the one looking bad she will! Also I take it your space is for full livery? Thats not cheap so would you want to lose that money?? I hope you find a loverly person to fill the stable soon

I think she already gave her notice though but your right its not worth it my liveres are all so lovely and are a great team !!

see i also think you are right in this - yes full livery i mean she couldnt just do a runner at mine as we live there and its alarmed !! i know at previous places she has left in the middle of the night x
 
ooooooooooo - if me i would be straight with her, and say sorry as your have heard that she's done a bunk at 2 previous yards!!!!!!. And of course you do have to look after your current liveries etc..

Then you could be surprised as there is normally 2 side to every story........ so there could a very, very valid reason why she had to do a midnight flee.......

It could put different light on things......... but i would need alot of convinicing to take on board

I think if she had been honest about who she was then i might of done but it was all very cloak and dagger if you know what i mean !!
 
i'd tell her the space is no longer available. if she pushes for Why, i'd tell her the truth.
i had 2 liveries (with 4 horses) try to do a bunk on me once, while owing me hundreds of pounds (they'd got really behind on their payments), they turned very nasty when OH blocked the driveway so they couldn't leave, and made lots of threats against me and my horses.
just not worth it...
 
I know what you mean about the ' feel' of someone and in my case I said the box was no longer available and left it at that. I just didn't like the sound of her and a yard is too small to have someone you don't feel quite right about.

I don't think you have to elaborate, i'd just say as above the box isn't available and if you have another vacancy you'll be in touch ( of course you won't but they don't know that ).

i would defo go down route of "really sorry not available route", why buy in trouble, horses are stressfull enough.........
 
From my experience, flitters don't change. They basically can't afford the horse/s but that doesn't stop them moving, racking up bills, scarpering and starting again - and again and again. I've seen it a number of times, sorry. If you want to tell a porkie, just say you had a new livery who needed the stable as an emergency.
 
We have had liveries come on our yard that just dont fit in at all and it makes for most unpleasant time for both new and existing liveries,We also had a girl that had been thrown off a couple of yards just keep them(3) on a different field that was owned by same farmer (grass livery) and dont think he had any problems she is no longer there as i think she found somewhere closer to home. I would make it clear that you know the score
 
I agree with some of the people above, I would say it as it is, it has come to your attention she has left without giving notice and you have your business to look after. She can have the box but needs to put down a deposit of 2 months livery.
 
The only problem is that I assume you are going to keep advertising for the livery space and she will probably wander why it is still available.

I think I would politely say that you don't think she will fit in with your other liveries on the yard and leave it at that.
 
Hmm tricky one. We always ask potential liveries where they are coming from and why they are moving off.
In the past someone wanted to move on and about 6 of our existing liveries said some rather disturbing things about her. We then called her and said we'd rather she didn't bring the horse as our existing liveries seemed to have a lot of issues with her and we didn't want to upset the yard dynamic. I expected her to argue her point, however she just said 'OK fine'.
I think I would probably be upfront - as someone has already said presumably you will want to re-advertise yur vacancy. If money alone is the issue why not say you have heard tales of her doing flits and so you wish to be paid a month in advance on a permanent basis and as soon as she is late paying she must take the horse elsewhere?
 
Heavens, I wish there were enough yards around my area for me to flit around like that! Spaces are more rare than hen's teeth around here

I've always paid in advance anyway so could never have left without paying... can you not do this??

I agree that it will be difficult to say that the space is full if you need to continue advertising it. Especially if she is suspicious that you are lying, as she will look and may contact you again when she sees the space still vacant, and then that really will be awkward!
 
Ask for referee's that you can contact for a verbal reference - last two yards or something. If she doesn't provide, turn her down flat. As others have said, presumably you will have to continue advertising, and if you do end up taking up references and they are bad, you can let her down - at least then she knows the score and can perhaps sort herself out. There may well be another side to the story (although perhaps unlikely if a couple of places have experienced the same thing!).

I would just be upfront and honest with her as to why you don't want her on your yard. if you lie to her she could spread rumours about you 'messing her around'...
 
The fact she has been soooo cagey would alarm me. I would just ring and tell her that you are sorry the box is no longer available. No lying entailed, you owe her nothing, she hasn't paid you anything, job done really.....

That way you aren't getting involved in a situation (re being blunt and the ensuing argument)...it's not your fight... and you are keeping your current liveries happier to the best of your ability, as well as keeping your own financial interests as safe as you can..

If you need the income, then insist on a months livery up front each month, thats how we all have to pay on my current yard..

It's your decision, but I would definately follow your gut instinct on this one.

I once gave livery to a person I was subsequently (once she was there) warned me about - and I never had a minute's trouble from them. Horses done properly, good rider and always paid on time.
