We are (hopefully) going to be moving soon SSTC! Lovely new house, room for partners business and a bit more land. Problem is no stables.

1) Had a quote for a block of 3, 12x12 basic stables with 12 x 8 tack room, ground works and a concrete apron and soakaways. It hase come in a little shy of £10,000 inc VAT.

Is this a good price? We are in Norfolk, so if anyone knows anyone else good to ask to quote plese let me know.

2) Our horse mainly live out. We have 3, 2 of which are little natives and one out on loan. The stables are only used if v bad weather (tonight for example) or if the coloured one has been bathed for a show. So I have ben thinking is it worth paying £10,000 for something that may only be used occasionaly. So, I have been thinking - There is already a ramshackled pole barn on site for the lorry and hay/staw, how about perhaps getting a 2nd hand agricutural building or a dutch barn built on to the side. Then block build a secure tack room and one or two 'pens' or get some of those sectional stables from Robinsons. The rest of the area could have compcted hardcore floor and be left open at the front as a giant field shelter that could be partitioned off if everyone needed to come in.

Has anyone ever done anything similar? Do 2nd hand buildings or dutch barns ever come available or would it be cheaper to stick to conventional stables. OH and I are very 'handy' so doing the work woiuld be no probs.

Sounds like a fair price.

There are two components the landscaping and concrete base and provision for the services (water, drainage and electricity) and then the stables.

If you want the stables to last with the minimun of maintenance then ensure that whoever does the ground works is good and that the stables are of good quality.

why not put in mobile shelters? that's what i've done, fwiw, i've got 3 stables, 3 shelters, 6 horses. the horses living out have the option of shelter, and they use them a lot, and if the weather turns bad i don't have a panic to bring them in or rug them up.

Yes, thats an idea. I was going to get a mobile one whilst we get planning sorted etc (thats a whole new thread!).

I guess I am just thinking about the whole mud thing, particularly if this year is a sign of things to come, although the mobile field shelter post further down has given me food for thought. I guess we have been spoilt by having a lovely purpose built 'yard', even though we hardly use the stables! I want to get it right 1st time and would rather spend my money on an all weather arena

Hi

Just as a comparison, I have just put in 3 large (16x12) internal stables (barn was already there), including delivery and installation, it cost £3500. I am really pleased with them.

Sounds great! Mine were Redmire (have to say they were amazing with everything!) and I had:
2x 12x12
1x 12x14
1x 14x14
1x 16x12 hay barn
1x 12x12 tack room (fully lined and insulated)
2 slatted windows in each stable
anti chew strips round all door frames and deep chew strips for doors
gutters
black onduline roof with clear roof sheet in each stable
Stables = £10,900 inc delivery and erection

Groundworks with 6" hardcore, 6" concrete, french drains, mains drains, water, water drinkers, pipes for electricity and guttering, with big concrete yard = £15,000! (yikes!)
