No decent equestrian property on the market - Berkshire

I have had my eye out for an equestrian property for over a year now. We are looking in the north Ascot area/Fifield. Nothing is coming onto the market.. do you think people just aren't selling at the moment? Perhaps people are considering it but aren't actually doing it because the markets so unpredictable.. how on earth could I find out if people may be keen to consider selling their property?
 
Have you considered a buying agent? As the area you are looking in is so specific that could be helpful.
We are looking at the moment in the SE but my partner wants over 100 acres at least which limits us.
We've had to widen our search area and will consider a buying agent in the spring if we haven't found one by then :).
Selling at this time of year is tough anyway and a lot of people will wait until spring to put their house on the Market. House prices due to fall by another 5% next year so could work in your favour ;)

Yes I had a meeting with a buying agent who's based near Guildford but knows my area of interest well. The issue was their fees!! They are an awful lot and unless they really save you money on the sale price I didn't think it was worth it.
I am hoping that if I bide my time something will come up but I also wonder if there's people hanging onto their properties who would sell if the right person came along but its just finding them.
 
Try dropping a personal letter through the door of equestrian properties in your search area (Google maps / Land Registry may help) - Phil and Kirsty (location location location) use that method when trying to find property in a particular search area.
They've had a few successes with those who were thinking about selling, but were just thinking it over - although you'll probably not get the best deal that way.
Also approaching Xmas is not a great time, but there may be more in the spring
 
Not a bad idea - be interesting for all of us to see what they come up with!!

We saw a couple of places and we thought we could put a letter through. You way sounds a bit more informal though which may be better.. food for thought. Thanks x
