Not sure what to do, any ideas would be great!

I now have the choice between two yards and I'm not sure which one to choose!
The first is about a 15-20 minute drive from me, riding school as well as livery, about 30 boxes on two yards. When I went to look around a couple of the girls were very friendly and said they would help me and I am welcome on their hacks with them making me feel very welcome already which was nice, it has fab hacking and a good size school (I will be schooling 3 or so times a week). They offer free weekday turnout (which is helpful as I am at college) and full livery from £5 per day if I cant get down or if I am on holiday. HOWEVER, we have to share the school with the riding school people, the road can get busy and queue at peak times which is mostly when I may be going and we have to buy our hay and either shaving or woodchip from the yard. (this yard is Happy Valley in Shoreham)

Or the second is Long Furlong Farm, fab hacking again, and own school. Nice yard but not so neat and tidy/clean (not a huge issue obvs, but needed a teeny bit of work done to the grounds). 5-10 mins from my house without queues. HOWEVER doesn't offer any help, so would have to go before college everday, and I'm not sure how welcoming the people there would be, I wouldnt want to have to hack out by myself all the time.

I'm not sure what to do, any ideas would be great to help me make up my mind!
 
If doing turnout yourself every morning is viable, I'd go for option 2. If it's not, then option 1.
 
I prefer option 2 , I have been on a yard where a riding school was based & it was hard to get into the school as you had to wait until all the lessons were over - with yard 2 would it be worth having another look ?? sometimes people group together for turnout & bringing I n etc.x
