ive posted a lot these last few days and thankyou everyone for the replys! lots of asking around has payed off. We have been offered two seperate yards to rent.. but now we are feeling stuck (spoilt for choice), what are your opinions.... curently going to be for 2 horses, 2 ponies.

Yard A

6 miles away. 4 Acres, 2 stables and space for equipment. Just next to working farm. Set price £200 for the lot. (shared between 2 people)
Pros: Hacking distance from competitions, x-country course, arenas to hire, clinics etc, more friends to ride with just down the road, hacking is ok, hay, haylage, straw dropped of farm.. very reasonably priced and good quality!
Cons: slightly scruffy, will need to purchase electric tape, and lighting. Further away, roads can be bad in snow etc. Next to pig farm... have hacked by pigs with not more than a mini spook at the noise, so i presume they would settle and get used to the noise and smell?

Yard B
literally across the road from my house, 5 acres, 6 stables, separate tack room and feed room behind private housing. £400 for everything. ( would probably find another person to livery with to lower costs. (so shared between 3 people)

Pros: near house, fencing all provided, electricity, water, immaculate stables, enough stables per horses, hacking is amazing!
cons: higher price, only a few hunt meets within hacking distance,


which one would you go for?

I'd go for Yard B, but money's not a big factor for me. Also all the travelling twice a day adds up cost-wise anyway.

You're so lucky, there's almost nothing like that round here. I'd love my own place.
 
This is the first time in years any yard to rent has appeared and we get offered 2 at once!! ... lack of horse transport makes yard a more tempting...
 
Yard A has only 2 stables, hence low rent but what if you have to keep them all in 4 acres is not that much to keep 4 on when at least 2 will be out 24/7 all year? the extra distance will clock up miles, fuel costs will make inroads into the saving on rent plus if the weather is bad that is some way to go twice every day. Some will never get used to pigs.
Yard B has higher rent but better facilities, not sure whether 5 acres will cope with 5 horses but they can stay in some of the time saving on travel time and fuel will help as will not having to buy fencing, do repairs etc.
If I could afford it I would go for B, it is still cheap in real terms at £100 per month per horse.
 
B - that 6 miles is at least 12 miles a day if you and your friend share visits, 24 if you go twice yourself. Think of the cost of fuel, and if your car broke down or it snows you can still get to them. I would travel for better hacking, but if you have that at home, that would clinch it for me :)
 
Ive been in a similar position and went further away initially because i got 4 stables and 10 acres free gratis for keeping it tidy and fences intact, it had no electric or water but in exchange for caring for the geese, chickens and cats of the woman whose house looked on to the stables when she was on hols, she kept an eye on my guys when i wasnt there and i used her garden tap, it was good, but when the yard near home 2 mins away came up, i took it and had enough stables, grazing an floodlit arena and all mod cons including horse shower and solarium to myself, it does cost a bit but love that i can be there in less than 5 mins and have complete peace at the yard :-) plus with the awful snow a few years ago i Was really glad it was within walking distance. Id deffo go for closeness
 
For me it would be B, mine are across my yard. I can nip out and do extra things when I have a spare few minutes, which I would never get in a car and travel to do.

Time is valuable, and the fact you can just walk across in bad weather is a real plus.
 
Yard B. Then with the petrol money you save, put it into a pot and invest in your own transport. Running a car/trailer wouldn't cost much more than you'd currently pay out on vehicles (depending on your current vehicle choice!) so it would be the initial outlay of a decent trailer and the servicing that you'd need to shell out on.
 
Would be yard B for me.

Mine are on livery now but one of my absolute 'must haves' is someone living on site.

I couldn't have the horses 6 miles from me without someone living on site- what if there is terrible snow or some other issue that stops you getting up to the yard?

I would go with Yard B, get a livery if needed and then save up to get a trailer so you can still get out and about.
