OK. I need help with a business proposal!!!!

Put together a business plan as if you were going to a bank manager, show forecasted turnover and overheads and this will give you a theoretical profit forecast. Money on the plus of a balance sheet always goes down well with blokes. Remember though that having liveries means being open to the public and some are just down right horrible!!!!
 
I thought you were training as a midwife? Are you going to give that up?

Hope this doesnt come out wrong (newbie and just back from the pub which wont go in my favour).
It sounds like the perfect job/life, but it is my experience that you cannot rely on liveries as a secure income as liveries come and they go for whatever reason. I once had 6 horses (2 owners) go the same week which halfed my income.
I dont think you will have enough land to offer grass only livery as your paying diy or full will need it throughout the seasons (and you can never have enough land). My OH works full time to pay the mortgage and the bills. My liveries cover the cost of my own horses needs and perhaps a little extra for competitions or running the lorry.
Land maintenance is ongoing. DIYs for instance ... the last horse to come in at night will possibly get foot stuck in fencing. Fencing is a weekly job here. Horse owners dont like barbed wire, so we use plain wire ... horses lean over and snap it and break the posts. De-stoning fields, rotating pastures, chain harrowing and rolling, managing muck heaps - this is terribly difficult with diy-ers because some of them dont respect this is also your home. I really dont want to dampen your enthusiasm hun, but please dont base your income in liveries. Think also about insurance costs, having the time to spend with your own horses this time of year when everyone wants your services. Ooooo, I feel like the grim reaper, sorry. I so hope it works out for you, but please be prepared. xxx
 
Personally I think you have plenty of acreage Piaffe, we all have our own fields and we use them as we see fit and they are not large (will take pic tomorrow) - however all paddocks are either post and rail or stud fencing with electric - costly but I wouldnt have anything else
 
I wouldnt go down the route of doing a tailor made livery package for everyone, you wont know if you are coming or going if everyone wants a different package!

In my experience:

Grass livery= £10-£15 a week (field only)
DIY livery= £15-£30 a week (field and stable, sometimes incs hay)
Part livery= £50 -£60 a week (field, stable, feed, hay, straw and turnout)
Full livery= :£80 -£120 a week (field, stable, mucked out, fed, everything but exercise)
Full plus ridden= £100 - £150 a week (inc everything inc exercise)

You also need to consider where you are going to get your hay/straw/shavings from.
I dont think you would see a big profit even if everything was paid for (house, land etc).

Also if you are doing full livery someone needs to be on the yard ALL day, so if you were working part time and not employing someone , who would look after the horses while you were at work?

Paiffe, I would ring livery yards in your area to get an idea of prices.

Around here £20 a week will get you grass livery. Possibly a stable but nothing included.

£30-£40 a week will get you part livery.

£60-70 a week will get you full livery.

Saying that there is the odd one. I know a yard that is £35 a week DIY as it has good facilities so people pay it.

well firstly, I wouldnt take on 10 that needed mucking out at the same time. Dont worry, I have actually thought about that side of things, all i wanted was some help for a proposal.
