My friend is looking at business ideas for a new yard she is looking to take on. The only restriction is that it is not suitable for a livery yard, as the yard is separate from the adjoining private house and the owners don't want constant comings and goings, (it was previously used by a racing trainer) ... so ... other than a retirement home, what other possibilities are there to consider for a fabulous 14 box yard with gallops, a large school, horse walker, lots of super grazing with post and rail fencing ....

Get your thinking caps on chaps !!!!!!!!!! :D
 
Another option (if you can get a good trainer) is a sales yard. Owners leave their horses there to be trained and sold. Only people you have coming in are potential buyers who would need to schedule an appointment.
 
if she could make a new entrance into the yard (away from houses etc) she would be free to do as she wishes and i think this is the best option, otherwise if you cant get people and horses in you cant make money and the facilities will be wasted (sorry to be a bit negative)
 
Rehabilitation yard? Horses come for box rest and then possibly back into work?

Good idea; having someone who can change dressings / top up anti-boredom devices / be on hand for vet visits all day long would be a god send for owners who have to work.

To be honest, though, in your friend's shoes I'd look for a different yard. Whatever she ended up doing it would always be useful to be able to fall back on having even a couple of full liveries to provide a bit of steady income.

Would the house owners be happy if the yard was full livery only? The number of visits would be more than halved from a DIY yard.
