OMG...been offered my own yard/grazing...what to do??? help

We used to rent 6 acres from Cowick Grange before it some of it was built on, for over 12 years, we had are own stables, jumps etc it was fantastic. At least you can do your own fencing, weeding and poo picking and keep things just as you like it with out any hassle of anyone else. We also used to put hay in and all our horses and ponies got on great and led a much stress free life (this is going back 9 years ago now) but then the house was sold and we had to come off, big shock when I took my two horses onto a livery yard...but then again the social side of it all was much better.

I think there are pro's and cons but I'd snap it up while you can!!

If you don't do you it will you regret it?

If it was me - I would do it in a shot. The greatest advantage is that is the location but would you miss out on the community aspect of being on a yard?

If you want it done properly you have to do it yourself.If it was me - I would do it in a shot!!!
 
I love being my own boss on my own yard.
There are a few cons, if i need help when breaking a youngster, i have to wait till the weekend for the parts that need 2 people. Nope sorry cant think of any others.
Pros, you have full say what you do with your horses, your fields, your stables, when you poo pick, how much bedding you want to use, no-one using your grooming kit, hay,feed.
When you go to yard not stuck chatting to everyone else and lose time doing what you should with your horses (especially winter) the time at the yard is all yours to do as you please with no bitching, bad mouthing, just a happy place to be with your happy horses
 
I'd try it - whats the worst that can happen? it might not work for some reason so you go back to livery or it might be the best thing ever but at least you will have tried so you will know and there will be no 'what ifs'. I would say when you go and look at it check out water supplies and electricity - when I shared a similar sounding yard there was no running water and the electrics were run on a car battery so fairly limited. The summers etc were easy and great but the winters could get really hard when having to lug water etc
 
It sounds amazing to me, I think you should definately go for it! At least as it is winter now you will see the field at it's worst so will know exactly how muddy and wet it gets. Also if it doesn't work out you can always move back to livery but I would definately give it a shot; I wish someone would make me an offer like that!
