Opionions on which livery yard?

Hello :)

So today we went to see a new livery yard which has just been renovated from old stables. Basically at the moment we are about 10mins from our house in a car on lanes (So i can cycle and walk there quite easily). Its an american barn style with 5 stables - We use 2 of these - and the lady who rents the yard from the women she works for has 2 others and the last our feed room. Anyway we're about 15 mins from the moor here and riding is good but no school. The yard isnt kept tidy or well maintained and the women is a bit unpredictable with when she comes in the afternoon etc.

So the yard we saw today is also about 10 mins away but is on the other side of a dual carridgeway. Its 8 stables (With another 8 being built), Gallops and a school has been applied to be built. I really liked the yard but the only down points are hacking isnt as good and you can see the yard clearly (Even though its at a distance) from the road. It also has a train line and tunnel at the road side of the land!

Both yards have tack rooms and feed rooms but the yard we saw today seemed to be better run as its a purpose built livery. The man is retired and would be there in the day (No one lives at either of the yards) and has a good scheme to allow you to pay him to muck out, change rugs etc.

I said to mum that if they did get planning permission for the school i think it would be worth moving as we need to have a school now for the horses, but what are you opionions on each yard? Do you think we should stay at present yard or move?

Just a thought- do you know the history of the fields? Like has there been grass related illnesses like grass sickness or EAM. If not try and find out, you don't want your horse on fields which are prone to either of these conditions. :)
 
That's a good point :) I have no idea how they'll know though because these stables havent been used in such a long time. They've got 4 horses there at the moment and 2 more arriving tommorow so i'll guess i'll have to see how they cope :)
 
I think it would prob be best to wait to see the school and gallops, we all know of yards that promise a lot but never seem to supply it!

I have found a lot of false promises in this sort of situation.

If you are ever worried about getting ill off grass lots of Vit D supplements to their feed.:)
