Own stables

Hi,

I am looking to buy a property which has stables and 4.5 acres of land. Can you tell me if I will pay any rates for the stables if they are just for personal use for my 2 horse? Thanks
 
I am no expert but as I understand it you are more likely to be looked at if the stables are further from the house. If the stables are within the garden type area it is less problem. Also super facilities are seen as suspect, whereas, for example, we have a 4 bedroom house and only 2 stables, so that is seen as more likely private.

I also believe that each council is looking at this differently, and hearsay says that if you apply for planning permission then you are more likely to be assessed.

I also will not even take one livery, or rent out my (small) arena.
 
I live in Devon and have been helping someone in Lancashire with their appeal. The government currently have a consultation on business rates https://www.gov.uk/government/consu...eview-terms-of-reference-and-discussion-paper so have put this on hold. I am trying to make people more aware that you can be charged non-domestic rates on a property even if it is for private use only. We have 4 stables and a sand school with planning permission for private use only and were assessed as being liable for non-domestic rates.
