If you had the chance to run your own flash livery yard would you? Do you they make much money? (i'm under the intention they don't) so if you had the space and quite a few stables, would you buy and sell plus a few on full livery on the side?

I would - but not a very large one and also I would not be under the illusion that a properly run/insured/legal yard is a massive profit item!

I had my own yard for a while, and wouldn't do it again. I much prefer the freedom of going freelance. Also I've seen so much hardship for horses (spent 5yrs with a gypsy horse trader going to a lot of markets) that I wouldn't buy and sell - no matter how careful you are, you can never guarantee where that horse might end up.

But if I had my own land, I'd probably just have a DIY or 2 in, so that we could come to an arrangement that they could look after my horses when I was away, then I would know I was leaving them with someone I trusted.

yes, if i could have a totally separate stable yard for liveries, with their own tackroom, feed room, lockable storage, etc.

I'll add to that - with someone else to manage it! The stories on here about "awful YOs" and "unreasonable / unkind / dishonest other liveries" do my head in. If I owned a fantastic facility I certainly wouldn't want to deal with the liveries' petty squabbles.

Things to consider are business rates and insurance, combined they can run into thousands and are essential. This makes it very hard to make a profit unless you are doing it on a fairly large scale (minimum 10 stables)
