Part/Full livery wanted kent/surrey borders - ish!

Hello,
I am having a nightmare finding a new livery yard, looked at 6 already and would quite like to find one in the near future! Need help!?
So. I am looking for a yard around westerham/limpsfield, sevenoaks/knockholt and will possibly venture as far as Ashdown forest. Am looking for a small yard.. but not so small that there is nobody to ride with! Prob no more than 15 boxes. And really just the usual stuff, school, good hacking, maybe the odd fence to pop over, AYTO, p&r fencing, friendly people etc etc. Knowledgeable YO essential as he is not the most straight forward horse !
Am trying not to be picky and am open to any suggestions! Would ideally like an instructor on site but not essential. Just want to enjoy my horse and have some fun. We are very bored at our yard with one other livery who doesnt ride and I would quite like to hack out and not have to talk to myself!
If anybody knows anywhere then get in touch. Thanks! x

how about Chelsfield??
 
hi! Not that familiar with Chelsfield, although have just looked on a map and is only 7.3 miles from home!?? Whats it like?? Am totally alien to anywhere east of knockholt! :)
 
How about Tatsfield? Look on www.limpsfieldridingclub.org ads and you'll see that Alex has a space in her yard for a gelding. I haven't been to her yard, but she does a lot for the riding club (which is very friendly), running dressage events and clinincs. She's lovely, very experienced, and the yard looks nice in the pics. Some of the riding club events are held at her yard and I know her liveries hack out.

Ditto this - the yard is lovely with excellent turnout, and Alex who runs it is great! (And is also a member on here:D).
