Planning for Stables and Neighbours

Hi, wonder if you can help. I own a field next to my house, part of which runs along the back of my neighbours garden. I am thinking of putting in planning for 2 stables and the best place to put them would be against my neighbours garden fence. Is there any planning laws that say how far from someones house stables need to be? These would be about 15m from the back of their house. I'm not sure how fair it would be to put them there and obviously dont want to upset them too much!

I can't remember the exact rules re development, but IMHO 15m is very close. Surely you can site them somewhere further away from your neighbours houses? Best to have a chat with your neighbours before you put in for planning, and get them on side.

Also, IME planning officers are very picky about the exact siting of a stable block, and whilst they may approve the application in principal, they may well request that it be moved from your first choice site anyway.
 
I think you'd find neighbourly relations pretty poor if you located the stables at the bottom of your garden and right by their house....
 
A quick Google brought up a link from Chorley borough council that said equestrian buildings must be a reasonable distance from neighbouring properties depending on the the scale of the site, but they quoted no less than 30 metres. I'd contact your local council and find out what their guidelines are.
 
Put the stables as far away from your neighbours as possible if you want to keep good neighbourly relations and don't want them objecting to your planning app.

I'm going through this ordeal at the moment. Neighbour is in breach of planning but appears to have 'friends'. Short term, I can do nothing -- but you can be sure I am awaiting the opportunity should that day arrive! Revenge is a dish best served cold!
 
I would feel really mean if I put my stables at the end of my neighbour's garden, blocking their view and lumbering them with flies and smells. That aside, it almost guarantees that they will oppose it when you apply for planning. Surely there must be somewhere else you could put them?

Agree. The Planning Department would agree. You need to have a plan for disposal of manure, etc. as well so as not to be a nuisance to the neighbours.
 
We currently have a planning application in for a school. We have stables already and horses have been kept here for 30yrs.
As a result of the application the LPA enquired about manure storage and suggested it was sited 50m from the nearest dwelling. I would talk it through with the planners and the neighbours before applying. Good luck with your application.
 
15 metres is far too close .
Your first step should be to have a discussion in principle with the planners about what they will allow.
 
Is there anyway you could post a pic of the area (google earth or something) so we could see the options? I agree with everyone else, thats far too close to your neighbours.
 
Thanks for all your advice. I am actually the neighbour, and I wanted to check I wasnt being ridiculous not wanting the stables that close to my house. It is made worse by the fact that their field is higher than our garden so everything drains into our lawn. They submitted their application without even talking to us and I thought we got on all right, we have recently applied for planning and we had gone round their house with the plans before we submitted them to make sure we weren't going to upset them.

I have put an objection in, saying that if they move the stables next to their house I would have no objection, just don't want it built on my garden fence and so close to my house as it will cause us issues. Now waiting for the fallout, so annoyed that they did not come speak to us first as we could have sorted this out beforehand.
 
very cheeky indeed. we are building stables and we checked with anyone it affected before we decided on a site. There are smells and run off as you say. let them put it closer to their house than yours!

Remember that there are only certain grounds (such as access issues) upon which you can object. You simply not being happy with the proposed development isn't one of them, believe me!!! Neither is potential loss of value to your property which may be caused by the development. (I speak as someone who recently had a total emotional meltdown in front of a council planning officer about my neighbours treehouse!!! .... but that's another story, and my hysterics carried no weight what so-ever. We still have an intrusive watchtower 6 feet from our bedroom window!!).

You really need to speak to your planning office, look at the application and take proper advice. And do it asap .... once the thing's approved you have no right of appeal, even though the applicant may appeal if their application is approved. I truly do feel your pain.
 
Worth doing a bit of research on your council's online planning portal on similar applications to see what circumstances have caused plans to be rejected or amended.
 
You might consult a planning consultant whose boot is usually on the other foot for some heavy duty advice .

I think your right to contest my stables are a stones throw from back door I don't mind as they are mine but I can totally understand a neighbour not wanting stables so close to there house and garden, luckily we don't have any neighbours we love it like that! I hope you manage to get it sorted.
 
If everything drains into your lawn you have a good case, particularly if you have children or pets who use the garden. Round us, the planning people are pretty hot on building anything on the boundary!
 
Surely if the run off is onto your lawn, and you can prove that you have children to your house, they hygiene hazard alone would have some stand up as a case? Purely a guess from my part though.
