Planning permission fee - an ouch and a question!

So planning permission for a barn, walker and arena (60x20) put in and the fee due to the council for kind consideration of my application is £1390... :eek:

Can anyone tell me whether I have basically kissed that money goodbye or whether they refund it/any of it if they refuse me planning permission?! I shall be medium-rare tee'd off if I get turned down at that price!!! ;)
 
Sorry to say that the money is gone no matter what they decide.

Flippin expensive process - you will have to stump up a fee for every application / revision you have to submitt.
 
Sorry to say you won't get your money back if they refuse. Thats one reason its worth using specialist planning consultants who know what your council will and won't allow and they'll do a professional application for you.

My application from start to finish was circa £4k and it sailed through so money worth spending.

Well, I have also paid a planning consultant so I just need to sacrifice a couple of beasties to various deities and hopefully it will all go through... She says very very hopefully!!!
 
I'd suggest getting a planning officer out to your place and talking over with them before you submit, if you haven't already...that way, if you are lucky enough to get the same planner as will steer your application through the process, they already know about your proposals, and hopefully have given you a feeling for its chances of success. Pre-application advice shouldn't cost you anything although be warned, we are now finding that some councils are charging £85/hr for pre-app discussions after the first hour.

If you submit your application and keep in contact with the planning officer through the process, they should be able to alert you in advances if it is likely to be refused... you can then either try and make the changes they want if feasible, or withdraw the application, revise it to take account of whatever was likely to get it refused and re-submit (within 12mths?) without a second fee as long as the overall type and scale of the proposals not overly changed...

Yes, had the planning officer out already - he thinks it will pass so I am hopeful... But I am also thinking that I wouldn't want to put in too many £1390 applications... That could buy a couple of mobile stables instead!!!
