planning permission for american barn

anyone applied for one recently? What sort of comments did you get from the planners or parish council and how long did it take? Just sent in our application today so want to know what to expect!

It is actually 12,5 acres - 5Ha that warrants so called permitted development in agriculture, the building has to be below 5000 sq ft and if intended for keeping of livestock at least 400 m away from the nearest non agricultural dwelling, however, permitted development doesn't include stabling, therefore you would have to apply for planning permission to change use for equestrian.

ok i was nearly right !!

or get internal stables that can be classed as cow pens - also that they are movable !!
 
I got planning for a couple a year ago. I backed up my planning application with information from the fire brigade stating that a steel framed building built out of block was preferable than wood.

Have you got any other buildings nearby as you will often find it easier to get planning next to an existing building. (However ours was on a green field site)

my neighbours have just spent 9 months and three seperate applications to get a block of four stables 20x40 menage, hay barn and tackroom so I'm hoping that a small 10m x 16m barn will be easier and quicker all of that!

It's still classed as agricultural as we also keep pigs, but unfortunately not enough land to be able to put one up without planning. I had a phoncall yesterday because I hadn't included the dimensions of the doors, but it should be registrered today!

Did any of you attent a parish council meeting? I'm quite tempted to pop down, but will havbe to take someone else along for moral support!
 
Someone i know recently got his planning granted for an american barn. Unfortunately he didn't get it for the stables to go into it so he's fighting through it at the moment. The main reason the people near it opposed the stables was because they believed he'd be turning it into a livery yard and they had wanted the land for their pony instead. If they had bothered to go and see him and talk through it, ask questions etc. he'd have happily explained he wasn't, it's private land etc. But instead they opposed and didn't want to know when he tried to keep the peace with them.
Planning is a real grey area and does depend heavily on what area you're in. I would suggest going to see your local borough councillor who will be able to give you their advice. Also pick your parish council meeting carefully, you don't want to turn up on an important private meeting night.

zizz,yes ,i would attend the parish meeting.
even if you cannot speak on the matter(funny rules and regs about when the public can speak)they would be less likely to biatch.
 
would deped on the area in which u are in. every application has to be taken on it own merrits. areas of concern are normally if out of keeping with area esp in an ANOB site especially if in public veiw from some where. and also traffic if situated on a road acsses etc mains drainage is also something that comes up. there may be some question as intended use shuch a livery and prblems this may cause butthisis not always the case. at parish/town meeting they are just advisore to the distric which will have the final say. normally u can go and speek at town or parish level but at district they norm have other rules contact both levels of council to find out for sure. Might even be worth conacting your local councillors to speek with them. Just for info applications are assesed the same weather you are there or not!!!!
