planning permission for stables...help

been renting a field for 3 yrs,which we use as our winter field. its 5 acres.i have a written rent agreement for field.which says we can put up stables or shelters as long as they can be removed and are not permenant.. so 3 yrs ago we build 2 wooden stables. very nice and tidy they are too. last week we had a letter from council saying we have not got permission and we need to get planning permission as we are changing use of the land from grazing to keeping of horses...spoke to council, and they said we must pay 400 quid and get planning permission as we are not grazing but keeping horses there because the 3 horses there are living there. we use that field for 4 months of the year so i said i could take stables down and put a field shelter up instead. apparently this needs planning permission too. i need some sort of shelter up, 2 of the horses are 25 yr old tb's. they will not winter out well. anyone been in this situation? what did you do?

um the council do seem to make things up as they go along regarding mobile field shelters.

Permanent stables I can understand particularly if they have a concrete base.

Now mobile shelters have heard them say that you need to be able to pull it from one field into another field (so one field cant have a mobile shelter alone..but do I believe them I think they made this one up).

At the moment councils are so cash strapped that they will charge for everything. It really seems whats going to cost you the most

£400 for retrospective planning OR more for a mobile shelter.

£400 might be cheaper in the long run..it is very annoying as people can put large sheds up in gardens etc etc. Good luck I really do think some councils just need as much money as they like and they charge for advice too.

We bought some land several years ago and put our horses on it. We spoke to the council and where informed that you need change of use on the land when letting horses graze. This needs to be done through the planning permission system. The land needs to change from agricultural use to equestrian use. With respect to the stables/field shelters, you will have to get planning permission. Do it as soon as possible, as our council is starting to restict the amount of permission given to stables/shelters etc.
