planning permission nightmares... any ideas?

Hi, I'm having a nightmare getting planning permission for a small livery yard on the outskirts of a village (despite villagers being 100% behind it!).... does anyone know of a reputable planning advisor that knows about horse businesses?? Very limited funds as have been chasing this for the last 7 months!!!
 
When I was getting PP for my stables I asked the council's planning department to come out and take a look before the application. I asked them for their opinion on the best way to get approval, ie: where to site the stables, muck heap etc etc. They were really helpful and virtually gave me the thumbs up before the application went in providing I followed their advice. That said, I know other ppl have had nightmares with PP applications and it can be very tricky.
What are they refusing it on?
Can't help with planning advisors really, sorry.
 
Oh i know all about these sort of night mares with my own yard! Where abouts are you? I have a good planning consulant, but they dont come cheap!
 
Had the planning officer come out and ok everything before planning went in but he has since been sacked!!!
I'm in the midlands (Hinckley and Bosworth council) they failed it on access (on a double bend) which has been used for HGV's for the last 20 years! They ok'd the other access but that takes it out of the village envelope so highways saying will pull too much traffic out of village (?!?) and set a precedence for more development. We are converting an already existing barn (again stood for 20 years +) into internal stabling.... where abouts is the consultant based?
 
well I don't think anyone would guess unless they know the area! I've always thought it's such a great place name! Good luck getting your planning permission and getting your yard sorted.
 
I had exactly the same problem caused by the acess and the highways department so I used an alternative route for access to the site. I use a local surveyor who has a working relationship with the local planning department. Mine is more difficult because the district council boundary goes straight through the middle of my estate. So each time I have to apply to both for planning.
