Hi looking for advice, I own a menege which has planning permission for private use only. I want to run an occasional event for the public and make a charge, would this come under a special excemption. How many times would this be allowed per year Thanks for any advice I want to run an occasional Dressage Competition and a couple of Pole clinics

Your planning permission for private use only is often imposed because the road/lane to your property is not suitable for multiple movements of horseboxes and trailers.

The Highways Authority at your local council and the views of your neighbours will have been taken into account when your original planning permission was issued.

Also if your arena is not 'within the curtilage of your dwelling' - i.e. in your garden - you may end up being charged business rates (officially called Non-domestic Rates) on the arena (and your stables if also not in your garden).

Business rates is charged per square metre area of the arena. So any money you may make from holding clinics on your property could well end up being given to the council to pay your rates!!
