Price for renting private yard?

Just having a bit of a pondering on future options..!
3 acres with yard and 4 stables. Post and rail fencing. Well maintained grazing - sprayed, topped and resown every year. Yard set up as 2 stables, tack room and hay barn at the moment. Hard standing used for car parking/trailer/lorry parking/caravan. Large area of hard standing which I have used for mud/grass free turn out, plus 12' x 12' lean to which I stick a big bale of haylage in a ring feeder under for easy feeding.

Post and rail track perfect for laminitic turnout (gate onto hard standing and shelter) No electricity but generator and lights set up. Caravan with hob/gas/heater. Mains water. Established and productive vegetable garden and fruit trees. Secluded yard, cannot be seen from road. Lots of other horsey people around - lovely hacking and bridle ways. Several schools a short hack away to hire.
It's not the smartest yard but it is low maintenance and a perfect family place. I would be happy to leave harrow, generator, mower, tools etc if covered by a contract.
No idea how much I could rent it for? And it's is only a thought, not something I am anywhere near decided on!
 
Where in the country are you? Perhaps try working it out on the basis of DIY livery for the 4 stables, but it would depend on how much maintenance you expect the tenant to do (as on normal DIY livery you wouldn't expect to do much yard maintenance; maybe just poo picking).You would pay (in my area) at least £20/week/stable, so about £80/week. If you expect the tenant to maintain it, then maybe more like £65. Unless someone is happy to pay extra for the luxury of their own private yard (I would be!).
 
I know of one yard near Warrington that is similar in acreage but with 3 stables and tackroom, post and sheep netting fences, no veg garden or caravan, and poor, sparse grazing suitable for laminitics or native ponies. It is directly alongside a main A road without any pavement or safe hacking nearby, where the cars and heavy lorries rattle past at 60mph and it doesn't have a manege, and the owner rents it out for £75 per week. This is despite the fact that it only has planning for private personal use and he does not have any liability insurance or pay any business rates or income tax as it is undeclared income.
It seems that the tenants are happy to pay for sole use of a yard and a lot does depend on the local horsey community and rules at nearby livery yards.
 
Down here there is the same but 8 stables in an American barn. 700/month.
Have never rented anything less than 30 acres personally though so can't help with those figures! And anything here is double anywhere else...
 
I think a fair bit more than what you would get for DIY liveries as they're getting their own place, and thats the whole attraction.

I wouldn't leave the harrow etc, just perhaps arrange to come over two or three times a year and do field maintenance (which is also another major cost saving for them..) You'd probably have to leave the generator for power though.

Have a look on CR, there are often threads about renting whole yards on there.
 
I rented a 6 box yard, with office, tack room, 4 acres and a large barn, as a whole in Bickenhill, Solihull for £450 a month in 2003. The owner now charges £600 pm. The owner did no maintainance and we paid the water, electric and council tax for the yard.
