Prices of yard Rentals

Hi!

Was wondering what peoples thoughts or even knowledge of prices for yard rentals are?
something for the following:

5 Stables with 1 With two solid doors thats lockable for use as a feed store / tack room
20mx40m floodlit sand fibre school
sets of jumps
lunge arena
around 4 individual paddocks
Amazing woodland Hacking
central to venues like prestige ( summer house) , Hartpury , Tumpy Green , Burrows Court , David Broomes - So Gloucestershire location
No living / accomodation

prices to include with hay / bedding and without.

I'm in the South East and last year a 3 stable, 1 store room, arena and 5 acres was marketed for just over £500 pcm plus electric, water etc. Nice yard, secure, lots of parking and bridlepaths just out the gate. I actually think it would go for more than that now because we seem to be having a bit of hike in rents, land prices around here.

That sounds like a good deal considering the location. There's a yard near here (Gloucestershire) - three stables, one foaling box, small storeroom, school, two paddocks totaling 2 acres, electric, water & maintenance included but I think you have to get your muck removed yourself. It was advertised at either £500 or £550 pcm ? It probably gets pretty soggy in the winter judging by the location and the hacking is not the best and no one seems to stay there long.

I would have a look around local DIY yards with similar facilities in your area (as pricing is so area specific) and price up 4 DIY liveries (assuming the land is sufficient to have 4 horses on it). If it is sole use then I would add up to 25% premium for the pleasure of sole use.

In nice location with good hacking / facilities I'd be surprised if local DIY is less than £30 per horse per week - so I would be closer to £600 p.c.m - but a local sense check is needed.

That would be with you (owner) doing all maintenance and muck heap removal (like a DIY yard) if you want the tenant to be responsible for upkeep then a bit less maybe.

I would offer without hay / bedding and have a separate arrangement for that by the bale if needed - hay for 4 fatty cobs living out all year vs. hay for 4 hard working competition horses stabled at night year round could be really different.

Does it have running water and electricity? Are utility bills included or paid separately? Who carries out maintenance on the property including fence mending and field maintenance such as harrowing, rolling, fertilising, and topping? Are the fields well-drained and usable all year?

I’d be thinking £700pcm around here for that unless there are unmentioned drawbacks or lots of maintenance costs to be added.
