Friend pays £100 pcm for similar to above with additional storage barn.
We are in Hampshire

I think this is mis-leading tbh as I have yet to see anywhere in Hants this cheap. It sounds like your friend has a one off arrangement with someone rather than this price being the norm.

I used to pay 150 a month for 3 acres with a massive barn. Locked container for storage. Hard standing for the farrier. All electric water and fence maintenance included as well as muck heap removal and a riding permit

Not really, there are places around for that you just have to know where to look

Until recently I used to rent 2 acres, with use of 3 stables, electricity (free) next to my old house for the grand total of £25 A YEAR!, now that was what you call a special arrangement BARGAIN!!!

I am now seriously depressed.

I'm in the Midlands and, according to all the responses above, I pay a silly amount for six 10x10 max stables and five-ish acres, half of which is waterlogged :(. Do have two tack rooms, a small container, and electricity (lights and a socket). Water is via a brook at the far side of the first field.

All maintenance (appears to) fall to me - I might be mistaken on that point, though the muckheap removal is definitely me. There's no school to hire within hacking distance, so it's either out onto a busy B road or ride in the trashed winter field or trash the summer field.

Feeling a bit blah about it, which is a pity as love the peace and quiet, and the layout, and the horses are settled there, and the YO doesn't interfere. Really don't want to move, but have a feeling I might have to go looking or try and get a long term agreement to make it worthwhile doing all the work on top of the rent.

We have 7 stables (indoor barn), 25-30 acres (24/7 turnout), large kitchen area, lots of storage, electricity, water supply, natural stream in fields, in middle of countryside and we pay £15 per week per horse so YO gets £105 per week in total. One mile from my house.

Two stables + two acres, not realty enough grass for two in my opinion (unless stabled a lot/lots of haylage in field) then no more than £10-15 pw per horse?

We are very lucky though (me and a friend rent a private yard) off an lady that used to have horses years ago in Saddleworth. Most DIY's around is are around £25-35 per week x

I share a private yard with a friend, we have four horses on about 7.5 acres, six 12 x 12 boxes and a 12 x 10 which we currently use to store bedding, a 20x40 school, a tack room/feed store, electricity, water, hard-standing and muck heap removal. We pay £105pcm each, but the terms of our contract are such that if either of us left the other would have to pay the full £210pcm until/unless we could find a replacement. Theoretically as two of the 12 x 12 boxes are empty we could look for a third sharer and pay £70pcm each, but we like our privacy.

That's in NE England.

I think it must be a case of knowing someone tbh as I've never seen anything advertised for those sort of prices. I know someone who advertised a four acre field for rent, no field shelter or electric for £175 a month and she had over 80 replies and it was rented on the basis of a few photo's. The person agreed to take it without physically seeing it.

I think as others have said its not just what you get that your paying for but the fact it is an individual private space to do as you wish with your horses and no yard politics and that is worth a premium.

I use to pay £360 a month for 4.5 acres split into 3 fields, 3 stables on a yard plus a feed room and hay barn ,hard standing for trailers and cars. Water and electricity (which I paid for the bills). Miles of safe off road riding and easy access to major roads (easy to get to places). No school but one about 200 yards up the road I could use.

My friend lives Nextdoor to the yard and she has her two horses with mine. We also have the use of her 1 acre to use.

We had to do all the maintenance in the yard, fences etc.

But it was mine and I could take in a DIY to help me pay the bills. I loved it.

I was lucky enough to later be able to buy it.

I still do not have a school , don't really need one but I have added a horse walker which is much better for me.

Lots of land is rented from farmers/ crown etc around here (Lincs) for the 'average' £100 per acre per year. Horsey land is clearly in a whole different category.

OP if you have the land but no facilities (stable/ school ) have you thought about renting for other purposes? We rent 2.5 acres (unfenced and an odd shape to get his large machinery on) to make hay from - we pay the farmer £2 a bale for every bale we make so he gets between £200 and £300 a year depending on the weather and he's happy with that as it was all rough weeds before we took it on (we sprayed, ploughed and reseeded ) so it looks well managed.
